A small defect may support a local repair when nearby material is sound. If lifting adjoining shingles causes them to break, the repair boundary may have to move outward.

The condition below the covering

Wet insulation, damaged deck material or other concealed deterioration changes what must be removed and restored. The surface alone does not describe that work.

How widely the problems are distributed

One failed flashing detail is different from deterioration across several slopes. A broader project should be supported by findings across the roof, not simply by its age.

Compare the proposed work with the findings

Ask the roofer to connect the proposed work to the conditions found. Which part has failed? How will the repair join the retained roof? What will remain after the work, and what might still need attention later?

For replacement, ask what is being removed and how the deck, flashings and ventilation are handled. For a commercial roof, ask how moisture and attachment affect the choice among repair, restoration and replacement.

Can roof age decide repair or replacement?

Age provides context, but it does not establish the condition by itself. Materials, installation, exposure and past work can affect what is still serviceable. The current findings should support the scope.

Does a large ceiling stain mean a large roof repair?

Not necessarily. Water can spread indoors or travel before it becomes visible. The entry point and damaged roof layers determine the roofing work; interior repairs have their own scope.
