Roofing help for buildings on the Square

The four blocks around the Truman Courthouse, Lexington, Main, Maple and Liberty, are multi-story brick buildings with smaller storefronts between them, and the street in front of them was rebuilt in 2025 with new sidewalks, lighting and landscaping. Where water gets into a downtown roof

Parapets and coping

The parapet is brick exposed on three sides. Coping on top sheds water off it, and counter-flashing let into the mortar closes the joint where the roof membrane turns up the wall. Open coping joints and pulled counter-flashing send water down inside the wall, which shows up as a stain well away from the roof edge.

Drains and scuppers

Outlets carry water off a roof enclosed by walls. A blocked strainer or failed drain connection needs attention, while persistent ponding can involve roof shape or support as well as maintenance. Determine the cause before deciding that clearing or sealing the drain is the complete repair.

The wall a taller neighbor rises against

Where a roof meets an adjoining masonry wall, compatible flashing and its upper termination need to carry water outside the roof assembly. The existing wall and roofing determine the detail; not every connection uses a cut-in counter-flashing. A leak along that wall is one reason to examine the junction. Establish access and responsibility for the properties before work crosses a boundary.

Curbs, units and old penetrations

Rooftop units, vents and the abandoned penetrations from equipment long gone each interrupt the surface. Every interruption is a flashing detail with its own life span.

Layers from decades of re-roofing

Earlier work may have left multiple roofing layers. Records, a moisture survey and selected openings can help establish their condition. One core cut shows its sampled location; recover also depends on structure, attachment, material compatibility and the applicable requirements.

A coating can suit a serviceable existing roof when the assembly and selected system are compatible. Establish moisture and attachment conditions, address wet or deteriorated areas, and prepare the surface as the system requires. The roof and product determine the appropriate moisture assessment and adhesion testing. Coating does not reshape drainage or repair a wet deck.

Wider deterioration may make replacement the practical choice. A recover retains suitable existing layers; tear-off exposes the deck and removes specified material. Moisture findings, attachment, structural capacity and local requirements all belong in that decision.

Working over a shop that stays open

A storefront may need material handling and waste removal arranged around a sidewalk, loading access and occupied rooms. Coordinate deliveries, noise and protection with the people using the building. Plan the opening and temporary protection around the actual method and weather.

If a top-floor tenant reports a leak during a storm, the immediate job is to keep water off the interior, then find the entry point once the roof is safe to walk. Emergency drying-in and the permanent repair are separate line items, and both go into the roof file so the next owner or manager knows what was done.

Is the Square a historic district with exterior review for roof work?

The courthouse is on the National Register, and the city's local review applies to the Truman Heritage District just west of the Square and to 27 individual local landmarks. If your building is one of those landmarks, a change of roofing material goes to the Heritage Commission and in-kind work can be approved administratively. Can a coating fix a roof that ponds after every rain?

A coating does not change the roof’s drainage geometry or clear a blocked outlet. Investigate persistent standing water and correct its cause as appropriate; the selected coating’s water-exposure requirements are a separate suitability check.

What should be in the roof file for a downtown building?

The existing system and its layers, the date and scope of every repair, drain locations, warranty documents if any, and inspection findings by date. A good roof file lets you see a replacement coming instead of meeting it in a storm.

Does roof work on a commercial building need a permit?

Reroofing needs a permit from Building Inspections; the specifics for commercial work depend on the scope, and the permit guide gives the office to ask. Repairs at a detail are usually a different case from a new system, and the proposal states which applies.
